Traditional site origination relies heavily on broker networks, local relationships and manual search. GII is building a systematic discovery layer.

We combine grid infrastructure, substations, transmission, generation, industrial land, satellite and aerial imagery, historical use, property and corporate ownership, planning information and technical grid diligence to identify unusual sites worth investigating.

What makes up a GII Modular AI Factory?

A GII Modular AI Factory is a repeatable, high-density AI infrastructure stack built around attractive power.

Power

Grid, renewables or behind-the-meter generation, with the required HV connection, transformers, switchgear and optional battery storage.

AI factory infrastructure

Repeatable ~2–2.5 MW modular blocks using prefabricated electrical, cooling and MEP systems wherever practical.

Cooling

Direct-to-chip liquid cooling using CDUs, closed water loops and efficient heat rejection.

Compute

High-density GPU infrastructure, initially designed around NVIDIA-class systems while remaining upgradeable across future accelerator generations.

Network

Dual-diverse fibre plus high-performance internal networking such as InfiniBand, Spectrum-X or Ethernet depending on workload.

Delivery

Standardised engineering, construction, systems integration, commissioning and ongoing operations.

Forge

The software and control layer across the GII network, ultimately managing power, thermal performance, capacity, telemetry, maintenance and workload/energy optimisation.
